How Often Should an Electrical Installation Be Inspected?
The appropriate inspection interval depends on the property’s use, installation condition and previous findings. Your existing electrical report is a useful starting point because it should include a recommended date for the next inspection.
General Inspection Guidance
Electrical Safety First recommends periodic inspection every ten years for an owner-occupied home and every five years for a rented home.
These are general intervals. An inspector may recommend an earlier assessment because of the installation’s condition or circumstances. Landlords should also check the requirements applying to their property.
When to Seek Advice Earlier
Do not wait for a scheduled inspection if electrical concerns develop.
Recurring faults, visible damage or signs of overheating need assessment. A change in property use or an unclear electrical history can also justify seeking advice.
Buying a previously occupied property or preparing one for letting provides another opportunity to review the installation’s condition.
Check the Previous Report
Look for the recommended next inspection date and any outstanding observations.
If remedial work has been completed since the report, keep the relevant documentation alongside it. An older report without records of subsequent work may not explain the installation’s current position.
What If You Have No Records?
Tell the electrician what you know about the property and previous alterations. Missing paperwork does not establish that the installation is unsafe, but it can make an assessment useful.
